Renters Need to Know

The
Rental Search - Call Broker

rentals available. There are many homes on the market
and many places to find them. There are also many lease
scams being taken place due to short sales and homes
foreclosing. Allowing us to represent you will ensure you
are not taken advantage of & guarrantee you are represented
in every aspect; including the lease agreement.

Timeline
- Rentals can move fast
in the Metro Phoenix area, so when looking for a home to
lease, it should be clear most home owners/management companies
will not hold a property longer than a few weeks. This means,
when we find you a home, be ready to sign a lease agreement
and move in within 3 weeks or less. |

Credit
- Recent foreclosures are
usually not an issue. In this day, everyone has a foreclosure.
Bankruptcies are not an issue as long as they have been
discharged. As long as you have a good letter of explanation
(LOE) we can usually contract a home for you. With each
client, it is a case-by-case basis. |

Make
an Offer - If you've ever
bought a home before you know it's on in your offer. This
is where we come in. Our database of information tells us
how long a home has been on the market and what the owner's
situation is with the home. Based on this, we can advise
you as to the best lease offer the owner might consider.
Most landlord's are flexible with terms, and seem to be
more pursuaded when our tenants are represented by a Real
Estate Broker. |

Tenants
Rights - Regardless of
how bad your credit is, the landlord can only collect 1
1/2 times the monthly rent as security deposit. This means,
if your lease is 2k per month, the owner can only request
$3,500 as security. This is not including any applicable
move in costs, pet deposits, cleaning deposits or credit
