Surrounding Subdivisions
Crystal Creek: Built by Beazer Homes, this community
is within half a mile of Arrowhead lakes; however, the
price difference between Lennar and Beazer homes is currently
50k for homes comparable in both subdivisions. The price
difference is due largely in part by the lake lot premium.
Arrowhead Sunrise: Homes were built around 1993
by the new home builde Continental. Very nice community.
Most single level homes have a bay window in the front
of the house that adds very nice curb appeal.
Carmel Park: Another newer built subdivision not
far from Arrowhead in Glendale is located at LOOP 101
& 51ST AVE.
Arrowhead Ranch:The most reasonably priced subdivision
compared to Arrowhead Lakes. This community was built
in the mid 90's and has homes ranging from 1600sqft -
2700sqft.

latest Cromford Report shows the average price per
sqft in the Arrowhead Lakes ZIP is currently $89.00
per sqft.
This is down from $96.00 per sqft a couple months ago.
The top Graph for price per sqft shows that homes are
being listed anywhere from $100-116.00 per sqft but
not being able to close at that price.
The main reason behind the drop in value or the drop
in list price vs. close price is the amount of foreclosures
in Glendale. When bank owned properties start to decrease,
we'll eventually see list and close prices closer together
but for now, prices are at the lowest they've been in
years.
